TERMS AND CONDITIONS
When making a reservation, you agree tot the terms and conditions!
These general booking and renting terms and conditions are a part of the agreement between you (hereafter named the tenant) and us (hereafter named the landlord). When a booking is made, the tenant agrees with the terms and conditions mentioned below.
Bookings may be by email or phone. The booking will be confirmed by email. If your booking is made via a letting agency, the agency will confirm the booking.
During the early and late season it is possible to book the house any day with a minimum of three nights.
During the high season from mid June to half September it is only possible to book the house for a week (from Saturday till Saturday)
A weekend from Friday afternoon 14.00 to Monday morning 10.00 (early and late season)
A midweek from Monday afternoon 14.00 to Friday morning 10.00 (early and late season)
A week from any day afternoon 14.00 till any day morning 10.00 (early/ late season)
Within 7 days of the date of the confirmation, the tenant is expected to pay 25 % of the rent into the landlord’s account. If the 7 days are exceeded, the landlord has the right to cancel the booking and to make the house available for letting again.
The final payment of the total rent, including special costs (cleaning, linen, Tourist tax, pet) is expected to be paid into the landlord’s account 6 weeks before arrival. When the six weeks are exceeded, the landlord has the right to cancel the letting agreement and you will lose your deposit.
The booking is regarded as final when the amount is paid in full.
Smoking is not allowed in the house but permitted outside. A deep cleaning charge may be imposed if you smoke in the house.
Arrival and departure
The keys may be collected from the VVV (tourist information office) in Zandvoort (see booking confirmation).
Its opening times are:
Monday to Friday inclusive from 09.00 to 12.00 and from 13.00 to 17.00.
On Saturdays your keys may be collected from 10.00 to 12.00 and from 13.00 to 17.00.
On Sunday the VVV is closed.
The house can be moved into from 14.00 (there are no exceptions to this due to the cleaning schedule).
Departure should not be later than 10.30. Please deliver the keys to the VVV.
If for whatever reason your arrival is after 17.00, please contact the VVV Zandvoort 0031235717947.or when no answer please call Miss Marjon Keff (contact person) 0031653957511 beforehand in so that (by exception) another pick up address may be arranged.
We recommend that you take out cancellation insurance. Cancellation may only be submitted in writing by the tenant to the property owner. Cancellation only applies when a legitimate reason (illness, death, medical restrictions) has been submitted in writing.
The costs of cancellation:
Cancellation from the 120th day up to and including 42nd day 25 % of the rent
Cancellation from the 42th day up to and including the 28th day, 60 % of the rent;
Cancellation from the 28th day up to and including the arrival day, 90 % of the rent
The possibility to move the reservation exists, only in good agreement with the property owner!
Cancellation by the property owner
If any circumstances (including those beyond control) oblige the property owner, to cancel the house that has already been rented, the tenant will be informed in writing. Any monies already paid will be returned. The tenant is not entitled to any other amount than that already paid.
It is permitted (on request) to bring two pets. Pets are not allowed on sofas and beds! The tenant is requested not to rely on the final cleaning only and to hover the house him/herself during the renting period. The tenant will be charged for any damage to and stains on furnishings caused by pets.
Additional costs/ deposit
The rent is inclusive of gas, electricity, water and Internet (WIFI).
Towels are included.
Not included are: Tourist tax and pets
Bed linen is not included but may be hired.
Whilst no deposit is required, the property owner may hold the tenant responsible for any visible damage to the house, furnishings and furniture. On arrival, the tenant is requested to sign a declaration stating that everything is in good order. The tenant should pay the property owner any damages without delay.
Usage and responsibilities.
The holiday house in Zandvoort has been equipped for a maximum of 5 people and one child between 0 and 3 years only. No additional overnight guests are allowed unless this is explicitly agreed. When this agreement is violated, the landlord may request that all guests depart without refunding any monies.
During the renting period, the tenant is expected to pay the property owner for all damages to and missing items of the property. The tenant is expected to inform the property owner of any disaster and damage without delay. Damages not reported (see document re additional costs) may be claimed from the tenant.
Defects to electrical installations and equipment should be reported to the property owner. The property owner will ensure that repairs or replacements are executed as soon as possible. Repairs or replacements do not give the tenant the right of a whole or partial rent rebate.
The property owner cannot be held responsible for any of the tenant’s personal injury, damage, theft or loss of property.
The property has been renovated in the old style and there are e.g. no banisters on the stairs or other special provisions for the disabled. The sunken bath could be a danger to children or the elderly.
End of stay cleaning
You are required to pay for the end of stay cleaning to ensure that every tenant finds a clean and tidy house.
You are requested to leave the property clean and tidy:
• All crockery and cutlery cleanly put away or put in dishwasher
• All equipment cleaned
• Bathroom and toilet cleaned
• Windows and doors closed
• Central heating thermostat on 15 degrees C
• All rubbish in the outside designated bins
Instructions for use and documentation made available by the landlord for the tenant’s use should be regarded as a service to the tenant and belong to the property.
